Fix and Flip & Construction Loans

Purpose:

  • For real estate investors purchasing, renovating, and reselling properties.

Key Features:

  • Up to 85% of the purchase price

  • 100% financing for renovation costs

  • Up to 75% of After-Repair Value (ARV)

  • 12-24 month terms with interest-only payments

  • Fast closing (7–14 days)

  • Covers purchase, rehab, and closing costs

  • Loans for single-family, multi-family, and small commercial properties

Qualification:

  • Property in need of renovation

  • Clear exit strategy (sale or refinance)

Bridge Loans - 1st & 2nd TD

Purpose:

  • Short-term financing to bridge gaps between transactions.

Key Features:

  • 1st Trust Deed (1st TD):

    • Up to 80% Loan-to-Value (LTV)

    • For residential (non-owner occupied) and commercial properties

    • Term: Typically 12–24 months, interest-only payments

  • 2nd Trust Deed (2nd TD):

    • Up to 65% CLTV Combined Loan-to-Value (CLTV)

    • Positioned behind existing 1st loans

    • Access equity without refinancing existing debt

Qualification:

  • Existing first trust deed in place

  • Sufficient equity to support the 2nd lien

  • Business Purpose

  • Clear exit strategy (sale or refinance)

  • Hotels/Motels: Up to 75% LTV

  • Medical/Healthcare Properties: Up to 75% LTV

  • Land (Commercial): Up to 50% LTV

Residential:

  • Single-Family Homes: Up to 80% LTV

  • Multi-Family (2-4 units): Up to 80% LTV

  • Condominiums (Condos): Up to 80% LTV

  • Townhouses: Up to 80% LTV

  • Vacation Homes: Up to 75% LTV

  • Land (Residential): Up to 50% LTV
